01The short version

One form, one link.

Every investment opportunity can start on our inquiry form, one short form for all six pillars. Choosing the right asset class sends it straight to the team responsible.

  • Choose the asset class

Real estate, private credit, private equity, digital assets, art and collectibles, or venture capital. The links on this page open the form with it already selected.

  • Describe the opportunity

A short message covering the asset, its location, the size of the transaction and your timing.

  • Link to non-confidential materials

A teaser, deck or data room. The form takes links, not uploads.

  • Check the fit

Each pillar publishes its criteria; the summaries below show what helps us review a first submission.

02What to include

By asset class, from our criteria.

Send what you can share before an NDA; we request the rest once there is mutual interest.

$20M–$150M transactions

Real Estate

Value-add or core-plus multifamily (100+ units, built 1985–2015), light industrial and shallow-bay (20K–200K sq ft) and specialty assets in primary and secondary US markets. Equity checks of $10M–$75M.

What helps us review

  • Asset type and location
  • Units or square footage, and vintage
  • Transaction size and the equity required
  • Business plan, and all-cash or joint venture

What to send. Links to the offering memorandum (OM) or executive summary, trailing 12-month financials (T-12) and the current rent roll, and a high-level capex budget or renovation scope, if applicable.

$5M–$50M loans

Private Credit

First-lien, senior secured loans in the United States, held on our balance sheet: bridge, construction, asset-based and NAV lending, at up to 75% loan-to-cost or 65% loan-to-value. Mezzanine only selectively, with strong control rights.

What helps us review

  • Loan amount, term and position
  • The collateral and its value
  • Requested leverage
  • Use of funds and the exit (sale or refinance)

What to send. Links to an executive summary or deal memo, the schedule of collateral (real estate, receivables, inventory), the borrower or sponsor bio and track record, and the sources and uses of funds.

$2M–$15M EBITDA

Private Equity

Established North American businesses with $10M–$100M revenue, positive cash flow, gross margins above 25% and EBITDA margins above 10%. Control or significant minority stakes through successions, management buyouts, carve-outs and recapitalizations.

What helps us review

  • Revenue and EBITDA history, with margins
  • Headquarters and where the business operates
  • Transaction type and the stake on offer
  • The rationale for the transaction

What to send. A link to the teaser (we request the CIM under NDA) and trailing three-year financials (P&L and balance sheet), with an overview of the ownership structure and transaction goals.

Liquid tokens and early-stage rounds

Digital Assets

Liquid tokens with high daily volume, and early-stage protocol rounds at a $10M+ valuation, in infrastructure, DeFi and scaling. We look for an active developer community, audited open-source code and clear value accrual to token holders. We do not back anonymous teams.

What helps us review

  • The structure: spot, SAFT or token warrant
  • Valuation or market capitalization
  • Supply schedule and vesting
  • Audits and the team behind the protocol

What to send. Links to the whitepaper or technical documentation, the tokenomics model (vesting, distribution and supply) and the GitHub repository, if applicable.

$250K–$10M+ per work

Art & Collectibles

Secondary-market acquisitions of post-war and contemporary art, collector cars, watches and fine wine by private treaty, as well as auction guarantees and estate liquidations. Works need an unbroken chain of title, a certificate of authenticity and a maker with established auction records. Our emerging-artist patronage acquires directly from primary galleries and degree shows and is not subject to these thresholds.

What helps us review

  • Artist or maker, title and date
  • Provenance and exhibition history
  • Condition and authentication

What to send. Links to high-resolution images (front, verso, and signatures or hallmarks), detailed provenance and exhibition history, and a recent condition report.

Through Caldrion Ventures

Venture Capital

Our venture capital arm invests in founder-led companies in applied AI, travel, community and specialist information, and our studio builds companies of its own. Detailed criteria and the application forms are on Caldrion Ventures.

You can also choose Venture Capital on our inquiry form; we route it to the same team.

03Confidentiality

Non-confidential first.

Share a link to non-confidential materials (teaser, deck or data room); we sign NDAs promptly when there is mutual interest.

Send now

A teaser, deck or executive summary, and the figures you would share before an NDA.

Hold until an NDA

A confidential information memorandum, and anything you or your client would not share without one.

Before an NDA is signed

We have no obligation to treat materials as confidential until an authorized signatory of Caldrion has signed an NDA. Please share only what you are entitled to share.

Discretion

We transact privately. As a private firm, we do not comment on market speculation or private transactions.

04What happens next

From first look to decision-maker.

The same four steps apply to every opportunity submitted through our inquiry form. Caldrion Ventures applications follow the process on ventures.caldrion.com.

  1. 01

    Submit

Send the opportunity through our inquiry form, with a link to non-confidential materials.

  2. 02

    Initial review

We route your submission to the lead for that asset class.

  3. 03

    Feedback

We aim to give initial feedback within 72 hours of receiving a complete package.

  4. 04

    NDA & discussion

If there is mutual interest, we sign an NDA promptly, request further information and set up a call with a decision-maker.

05Who decides

Our own capital. Our own decision.

Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close.

Caldrion is a single family office: it invests only its own capital, has no outside investors or clients, and does not offer securities. What working with a single family office means.

06FAQ

Before you submit.

Anything else? Ask through the inquiry form.

What is the minimum you need to review an opportunity?

The inquiry form asks for the asset class, your name and email, and a short message covering the asset, location, size and timing. A link to non-confidential materials is optional on the form; the lists on this page show what to send for each asset class.

Can I upload files or send attachments?

No. The form takes links, not uploads. Share a link to non-confidential materials, such as a teaser, deck or data room.

When do you sign an NDA?

We sign NDAs promptly when there is mutual interest, which in our process follows the initial review of your non-confidential materials.

Who reviews my submission, and who decides?

We route each submission to the lead for that asset class, who reviews it and the materials you link to. Decisions are made by our investment committee (see Who decides, above).

Can I call or email instead of using the form?

You are welcome to call +1 212 390 1700, the primary line for our New York and Sydney offices, but initial deal submissions should come through the form. It lets us route the opportunity to the right team and keep track of it.

Do you protect brokers and advisors?

Yes, as set out for each asset class. In real estate, we respect buy-side mandates and protect brokers on off-market transactions. In private credit, we protect buy-side and debt brokers on introduced transactions. In private equity, we respect buy-side mandates and standard fee agreements on introduced transactions. In art and collectibles, we protect advisors and gallerists on the works they introduce.

Can my family office or institution co-invest with Caldrion?

Yes. Co-investment partners invest directly alongside Caldrion in a specific opportunity. There is no Caldrion fund or vehicle to invest in. Choose “Partnership or co-investment” on the inquiry form.

I’m a founder raising capital. Where should I apply?

Use the forms on Caldrion Ventures, our venture capital arm and venture studio, or choose Venture Capital on our inquiry form.

Does submitting an opportunity create any obligation?

No. A submission does not create a contract or partnership. We review many opportunities and may already be looking at similar ones. Please make sure you are entitled to share the materials you send. Our Legal Disclosures give the full terms.
